Many homes are still going under contract quickly, often with multiple offers. But not all homes.
I know it's hard to believe after the past few years of craziness in our local real estate market -- but some homes are actually going under contract below the list price.
Between 2020 and 2022: You want to pay less than list price!? Ha ha ha ha ha ha. You're so silly.
Now: Let's see whether they have had many showings and if they have any offers. If a few days or a few weeks have passed and the house is still available, yes, we may very well be successful with making an offer under the list price.
That's all on the buyer side.
On the seller side... it's more important than ever to price your property appropriately for the market.
