There are 136 homes for sale right now in Harrisonburg and Rockingham County. But... of those 136 homes for sale... only 76 of them are resale homes. 53 Townhomes Proposed Near Intersection Of East Market Street, Stone Spring Road |

A 53 unit townhome development is being proposed directly on East Market Street, just prior to the 7-11 gas station at the corner of East Market Street and Stone Spring Road when heading east. This residential development would be built on 4.43 acres that is currently zoned A-2 (general agriculture) and a rezoning is being proposed to allow for the residential development. Here's the proposed layout... Rockingham County staff has some reservations about this proposed layout of this development because the development utilizes private streets (instead of public roads) and thus would not allow for connectivity between existing public roads and potential future public roads to be built on adjacent parcels. More specifically, from the County... "Privately maintained streets are an unreliable means of serving the long-term, publicly accessed street network that will be needed to serve all the land south and west of this site." Furthermore, the proposed layout (T turnaround) does not meet the requirements of the Rockingham County Fire Prevention Code. The Rockingham County Planning Commission considered this request on Tuesday, December 6th and tabled the proposal. Download the full rezoning application packet here. | |

Juniper Hill Commons, A Multi-Generational Cohousing Community Is Under Development On Keezletown Road |

A new cohousing community is under development on Keezletown Road to feature (27) homes with 800 to 2400 SF. All homes are intended to include solar panels, spacious front porches and six inch thick walls. There are a variety of house plans intended to be built at Juniper Hill Commons such as this triplex... What, you might ask, is a Cohousing Community? Here's the vision for this neighborhood...

49 More Detached Homes Coming To The Crossings |

The Crossings, a neighborhood of detached homes straddling the City/County line, will be expanding - from 35 homes to 84 homes - after a slight rezoning of the land by Rockingham County. The first phase of the neighborhood included 35 building lots, most of which have been built upon and the homes sold. The new phase will include 49 home sites, with 40 of them in the County and nine in the City. Here's the site plan for the new phase... Here is a somewhat recent aerial view of the area -- from about two years ago -- when many but not all of the homes had been built... Dick Blackwell with Blackwell Engineering works with the developer and indicated at the Board of Supervisors meeting that the houses will cost about $200,000. That does seem possible given recent sales at The Crossings, many of which have been close to $200K... Looking a bit further at the metrics, we find that the median sales price of homes at The Crossings in 2018 was $226K... After lots of news of new rentals, condos and townhouses, it's nice to hear that some modestly sized/priced detached homes will be built in the near future as well! | |
156 Apartments To Be Built on Reservoir Street |

Well, it looks like another 156 apartments will be built on Reservoir Street, just outside of the City limits in Rockingham County. The Board of Supervisors recently approved a rezoning of this 6.302 acres to essentially be a second phase of the Robinson Park apartments immediately adjacent to this new project. Apparently, the complex will also include a clubhouse and outdoor pool. Further review of the minutes from the January 23, 2019 meeting of the Board of Supervisors offers these insights...
So, there you have it. More apartments coming soon on Resevoir Street... which may or may not make Harrisonburg a place young alums can call home for decades... | |
Solar Barn Raising at Gift and Thrift |

Gift & Thrift is in the process of adding 300 solar panels to the top of Gift & Thrift and neighboring buildings -- and the video above shows the process of installing the first 160 solar panels, which took place a few weeks ago. Gift & Thrift is now looking for further community support to raise the funds to purchase the remaining solar panels. Once completed, this will be the largest solar array in Harrisonburg AND the 107 kilowatt system will provide 46% of Gift & Thrift's electrical needs, thus allowing them to donate $14,000 more each year to the international relief and development work of MCC. So, action items....

Home Sales Profile of Massanutten Resort |

Looking to purchase a home in Massanutten Resort? Understand the market first! As shown above, there has been quite a bit more recovery of the Massanutten Resort market over the past five years than the overall housing market (Harrisonburg & Rockingham County). While City/County home sales may not hit 2013 levels this year, it appears that Massanutten Resort home sales will fly past last year's sales levels. Despite increases in sales volume over the past several years at Massanutten Resort, home prices have not been faring as well.
