Each building is represented by a black box spec on the map. Here's another, wider view of our area...  Check out the actual article over at the New York Times for extensive analysis, commentary and other map examples. For example... "Where buildings are clustered together, in downtowns, the image is darker, dense. As suburbs stretch out with their larger lawns and malls, the map grows lighter. Determining An Offering Price on a Property in a Neighborhood |
|
 How does one determine an offering price in a neighborhood? Start 5% below asking price? Start at the tax assessed value? Start at the price the seller paid, adjusted per market changes since that time? Start $1K lower than the list price for every day it's been on the market? Start at full price if it's a new listing and you think it will sell quickly? Many or all of these strategies are likely to lead you astray. In theory -- you should be willing to pay approximately the same price as other buyers have paid for approximately similar homes in the recent past. For example....
When you then are considering a new listing of a 3 BR, 2 BA, 1800 SF, circa 2000 home -- it would seem reasonable to think that you'd likely pay between $245K and $255K. Of course, there are a variety of other extenuating factors that can affect this pricing:

Zillow counts bathrooms rather generously |
|
 Zillow seems to be at least a somewhat frequently used reference for folks looking to buy homes in this area. Their data is usually (or at least "often") accurate -- though with some frequency there are some issues with their data. A funny one that I have only recently recognized is that the way they count bathrooms is a bit different than most buyers and sellers would count them. Basically, their main "4 Bedrooms, 4 Bathrooms" (for example) description does not necessarily mean that there are four full bathrooms. It could mean any of the following....

Out of Date Foreclosure Data on Zillow |

 The property above looks like a great opportunity, doesn't it? A townhouse at Taylor Spring (median price = $189,250) that is a foreclosure and can be purchased for $146,473? I have had numerous calls about this property over the past few weeks -- and there is only one problem.... The property was foreclosed on back in 2013 (four years ago), then purchased by the current property owner for $172,000, and is NOT for sale -- for $146K or any other price. So -- don't be fooled -- if a property is listed as a foreclosure on Zillow, it very likely was a foreclosed property at some point in the past, perhaps years ago, but chances are it is NOT for sale, and NOT purchasable for the price listed on the property page on Zillow. If you have a question about information on Zillow that does not seem to be accurate, feel free to touch base with me to see if we can confirm or deny that information. | |

 Are you a Twitter user? If so, you can keep up with new residential real estate listings in the Harrisonburg and Rockingham County area by following @NewListHburg. So, yes, per many of your requests, there are now LOTS of ways to keep track of new listings in this area.... 1. NewListingsInHarrisonburg.com - this is a mobile friendly website, and you can add a shortcut to your home screen on your phone. 2.
