Local housing market continues to rebound in October 2014 |

Jump to the full online market report, or download the PDF, or read on for highlights.... First and foremost -- wow -- September and October home sales have been STRONG in 2014! Those two months alone have pulled the YTD pace of home sales even with (and beyond) the 2013 pace of home sales. We certainly had a slow start to the year (particularly in Feb, Mar, Apr) but the last two months (Sep, Oct) have really made the difference in the pace of home sales this year in Harrisonburg and Rockingham County. Take a look at how the past two months of home sales (107, 107) have far exceeded any recent September and October sales pace. Yes, folks, you heard me correctly -- 2014 YTD home sales (882) have now surpassed 2013 YTD home sales (866). This increase is still relatively small (+1.85%) but it certainly beats the deficit we've been working with for the past nine months. Of note, the YTD median sales price has also increased (+1.45%) in 2014 -- and the time it takes to sell a home (median days on market) has declined by 3.3% over the past year to 117 days. Despite colder weather on the horizon, we likely don't have to worry about the pace of home sales cooling off too quickly. As shown above, 94 buyers made buying decisions (signed contracts) in October 2014 -- as compared to only 70 such buyers one year ago in October 2013. As such, we are likely to see another strong month of home sales in November 2014. There are many factors that have created this upswing in home sales activity in 2014 (and particularly September and October) and one of them is the remarkably low mortgage interest rates. The national average for a 30 year fixed rate mortgage dipped back below 4% in October 2014 -- for the first time in over a year. Finally, some price trends we've been waiting so long to see -- a modest improvement in median sales price. Perhaps we'll even hit a median sales price of $180K this year? That would finally bring us back to where we were in 2010. If you are buying or selling now, or will be soon, I encourage you to become a student of the housing market. September Sales Surge (+33%) Shows Continued Strength of Local Housing Market |

Jump to the full online market report, or download the PDF, or read on for highlights.... As shown above, August home sales were a bit deceiving. It appeared that after record high sales in May, June and July, that August was an indication that the strong home sales market would not continue through 2014. September sales, however, certainly provides new hope that in fact our year to date sales will end up about the same place as they were in 2013. As shown above, given the strength of September sales, this year's year-to-date sales (773) have almost caught back up to where we were at this time last year (780). The next question on most people's minds is how home prices are doing. As shown above, we have seen slow (slow!) gains in median home sales prices over the past several years. The stability (not a decline) is good, but I think most homeowners wish property values would start to increase a bit more quickly. If you are planning to put your house on the market this Fall, it is important to look at trends in your particular price range. As shown above, inventory levels are increase for homes under $300K, but are decreasing for homes over $300K. Median Sales Prices Stable Despite 5% YTD Decline in Home Sales |

Featured Property: 3273 Barrington Drive, Harrisonburg, VA I just published my monthly report on the Harrisonburg and Rockingham County real estate market. If you can sort through all of the lines and arrows above, you'll note that August 2014 home sales (101) fell short as compared to August 2013 (112). After three great months in a row (May, Jun, Jul) it seemed that August was going to push us over the top and catch us up in 2014 to last year's pace of home sales. Not so. Maybe in September?? There is, in fact, some cause for optimism. As shown above, there was a 19% increase in contracts between August 2013 and August 2014 --- and the annual pace of contract signing (1,169) is ever so slightly above where it was a year ago. Amidst slightly slower home sales, and slightly higher contract numbers, inventory levels (as shown above) are holding steady. We will likely start to see these inventory levels starting to decline as we continue through the Fall. Despite sales declining (5% YTD) sales prices are staying relatively steady, as shown above. Local Home Sales Surge to 82 Month High in July 2014 |

Featured Property: 4105 Kaleb Drive, Penn Laird, VA 22846 I just published my monthly report on the Harrisonburg and Rockingham County real estate market and July 2014 showed incredibly high sales that ALMOST caught the 2014 YTD pace of home sales up with last year. First, of course, the leading story of the day --- July 2014 home sales (120) marked the highest number of homes sales in a single month seen anytime in the past 82 months. The most recent month when there have been more than 120 home sales was....August 2007! Looking a bit further (above) at our usual monthly indicators, it is important to note that despite strong sales in July, the year-to-date pace of home sales in 2014 (564 sales) is still 4% behind where we were at this time last year (587 sales). This is likely a result of a slow start to 2014 with a particularly cold and blustery winter, though strong May, June and July home sales are helping the YTD numbers improve. Also shown above, median sales prices are staying steady (-0.36%) and homes are selling more quickly than last year with an 11% decline in median days on market. Inventory levels continue to trend upwards, with a 4.3% year-over-year increase -- though we are likely to start seeing the number of homes for sale start to decline in the next 30 to 60 days. Median sales prices have remained relatively stable over the past few years, but as shown above, home values might secretly be increasing, as the median price per square foot has been quietly sneaking up towards $110/SF. Local Housing Market Heats Up in June 2014 |

Care for some even more exciting news? June 2014 home sales (108) were the highest month of June home sales seen anytime recently. Thus, the record high number of home sales in May and June is starting to make up for the disappointingly low number of home sales in March and April. Care for some even MORE exciting news? A record number of home buyers signed contracts in June 2014 -- marking an astonishing, surprising, remarkable 51% increase over June 2013. As shown above, despite strong sales in May and June, we're still tracking 7% behind the pace of 2013 home sales. We'll have to wait and see if the remainder of 2014 (spurred on by strong contracts in June 2014) can help us meet and/or surpass last year's count of 1,014 home sales. Small May Sales Surge Might Mean Market Still Mostly Stable |

Featured Property: 2944 Crystal Spring Lane, Harrisonburg, VA I just published my monthly report on the Harrisonburg and Rockingham County real estate market and things are starting to look slightly rosier, but it's still not as wonderful of a year of sales as we saw in 2013. The good news, as shown above, is that there were 99 home sales in May --- which is ever so slightly more (+2) than last May. Even with this slight improvement in the month of May, 12.6% fewer homes have sold thus far in 2014 as compared to 2013. After a strong market recovery last year, many (most?) people assumed we would see further market recovery this year --- both in the pace and price of sales. One theory is that the abnormally cold and snowy winter created a slower start to the year. We'll have to wait to see if that theory holds water as we move through the rest of the year. If that were to be true, I believe we would have seen more of an improvement in May, but I'm willing to patiently (?) wait to see what June home sales will show. Another theory is that a backlog of buyers (many more than normal) bought in 2013, and that the pace of home sales in 2014 is returning to the trend we were otherwise seeing in 2011 - 2012. Also in the "pretty exciting, but don't order the party bagel from Mr. J's yet" category -- the 99 home sales we saw in May was actually the strongest month of May sales in recent history. That's good news, even if it does beat the old record of 97 by only two home sales. There is good and bad news when examining the pace at which contracts are being signed this year....

Puzzling start to 2014 for local housing market |

Featured Property: 1103 Dices Spring Road, Weyers Cave, VA I just published my monthly report on the Harrisonburg and Rockingham County real estate market and thus far, 2014 is not as exciting of a year as 2013 was for our local housing market. Click here to review the entire report online -- or click here to download the full PDF -- or read on for some highlights.... 2013 was an encouraging year in the local housing market. After many years of a declining pace of home sales, we finally saw a (strong!) rebound in the home sales activity. Now, however, with four months of 2014 behind us, we are facing a very different trend when comparing year over year trends -- the pace of home sales has declined 18% year-over-year. This could be the result of the icy winter weather in 2014... but that is becoming a less likely theory as we move through Spring. The next theory I'll throw out is that 2013 was a rebound year, with higher than normal sales volume, and 2014 is is reverting back to the slow upward trend that began in 2011. Even though it's not highlighted in yellow above, we should also note that prices seem to be improving year-to-date, with a 3% increase in median sales price. Going back to the rebound theory -- the blue line in this graph shows the month-by-month sales experienced during 2013. As is quickly evident, last year's home sales were head and shoulders above any other recent year of home sales. Home sales this year (red) certainly look rather unexciting in comparison to last year (2013) though when taken within the context of 2012 (green) we see that there has been an improvement when looking at a 24 month differential. Again, this may indicate that 2013 was a year of our marketing bouncing back and burning through old inventory, but that the 2013 sales pace was not sustainable moving forward. Home Sales Still Soft at Start of Spring Selling Season |

Below are a few highlights you might be interested to know about.... As shown above, home sales in March were the lowest that we have seen over the past several years. This is undoubtedly due to the absurdly low temperatures this winter PLUS the many snowfalls PLUS the many days that schools were closed. Now that the warmer weather is upon us we will hopefully see an increase in home sales come April and May. We also saw a smaller number (91) of buyers sign contracts during March as compared to last March (114) --- though an increase from March 2012 (87). Let's hope that the warm Spring days of April will lead to many (many!) buyers going to see houses and sign contracts. A significant part of whether buyers will write offers is related to whether they are finding compelling houses on the market -- and we're finally starting to see increases in inventory levels. These new listings will hopefully rejuvenate buyer interest and get them off of the sidelines and into the buying market. Amidst a few market indicators that aren't as positive as they could be, here is one bright spot --- sales prices of attached dwellings (duplexes, townhouses, condominiums) are going UP! Mixed Signals in March 2014 Housing Market Report |

Featured Property: 4320 Wiltshire Street, Harrisonburg VA I just published my monthly report on the Harrisonburg and Rockingham County real estate market -- click here to review the entire report online -- and here are a few highlights you might be interested to know about.... FEBRUARY SALES DECLINE Perhaps as a result of the frigid temperatures, multiple snowfalls, and a record number of days without school, February home sales declined (to 51) below where we would expect them to be (67) based on last year's trajectory. SALES, PRICES, DAYS ON MARKET DOWN Due to a slow month of sales in February, year-to-date home sales are down 9.65% thus far in 2014 -- probably related to the weather. Median home prices also declined 5% over the past year -- probably related to the small sample size of only Jan + Feb data. In (possibly) better news, the time it takes to sell a home (days on market) fell 8% over the past year -- this is either a signal of a quickening pace in the market, or related to the small sample size of only Jan + Feb data. LISTING INVENTORY DECLINES AGAIN Despite fewer sales in February 2014 (compared to last Feb) the overall number of active listings on the market DECLINED this month. Either homeowners are taking their properties off the market ---- or the weather has delayed homeowners from listing their properties for sale. Even though I was wrong a month ago when I said this, I really do expect we'll see an increase in inventory over the next 30 days. Really. TOWNHOUSE (DUPLEX, CONDO) MARKET GROWING QUICKLY Every segment of the local housing market is different -- generalizations are helpful, but you need to dig deeper to see the facts that pertain to your property. As shown above, the pace of townhouse sales has quickly increased over the past several years (+46% in 2 Years) and median prices have also shot up (+13% in 2 Years). HIGH END MARKET BOOMING I will repeat myself --- every segment of the local housing market is different! As shown above, the high end market ($400K+) has seen a 139% increase in the pace of sales over the past year! OK, enough highlights for now -- there is plenty more inside the full report. Homes Sales Increase 9% in January 2014 |

After strong gains in the pace of home sales during 2013, we are likely to see continued strong home sales in 2014. Two factors that will likely contribute to a strong local housing market in 2014 are the low mortgage interest rates and declining unemployment rates.... 2013 Year in Review shows 17% Increase in Home Sales, 1% Increase in Sales Prices |

Wow! What a year! 2013 has now drawn to a close, and we witnessed some exciting milestones in our local real estate market.....
As noted above, in 2013....
Home sales were solid through the year, finishing out (1,013) well above 2012 home sales levels (864). It seems likely that we will see somewhere between 1,050 and 1,100 home sales in 2014. Inventory levels continue to decline, which is typical for this time of year, though we are now seeing the lowest inventory levels we have seen in over 5 years. This has several effects:
While we are still seeing more foreclosures (222 in 2013) than is historically normal for this area (50-100 per year), it is encouraging to see foreclosures starting to decline at the same time that home sales are increasing. This should result in greater market stability on into the future. Sellers -- you ought to be encouraged that you may need to negotiate less in 2014 (depending on how your property is priced) -- buyers only negotiated an average of 4.2% off of the (final) list price of properties in 2013, as compared to 5.3% in 2011. An astonishing 37% of homes that sold in 2013 closed within 90 days of having first been listed.....and an additional 29% sold in the following three months. This lead to an overall median of 120 days on the market for those homes that did sell in 2013 -- this does not account for homes that were listed in 2013 but did not sell. Home Sales, Prices Rising in Harrisonburg, Rockingham County |

Contracts declined rather unexpected in October, which could have been a slowing down of our overall housing market after a fantastic first 10 months of the year --- but with a bit more data to now work with, I believe contract numbers were low in October due to buyer uncertainty during the temporary federal government shutdown. As shown above, November contracts bounced back, showing a 57% improvement over last November. Inventory levels continue to decline in Harrisonburg and Rockingham County, with only 584 properties currently on the market --- a 22% decline from two years ago, and a far cry from the 1,000+ properties on the market a year or so before that. These declines in inventory are helping to balance the market between buyers and sellers. Harrisonburg Area Home Sales Continue Upward Climb |

First, how exciting --- as shown above, the first 10 months of sales in 2013 have already matched the total number of home sales in 2012! As shown above, October 2013 was the 10th month in a row (every month in 2013) when home sales exceeded the same month during the previous year. This steady increase has lead to the 21% YTD improvement in the pace of home sales. One less than exciting note in this month's report is the decline (-22%) in contracts being signed by buyers during October 2013. This decline will likely result in lower home sales (closings) in November --- and may have partially been the result of the partial government shutdown in October. Local Home Sales Rise to New Heights |

Featured Home: 880 Mockingbird Drive, Harrisonburg, VA I have just released my October 2013 Real Estate Market Report for Harrisonburg and Rockingham County. The annualized pace of home sales has been steadily increasing over the past several years, but we have now passed the 1,000 home sales per year mark -- which we last experienced in October 2008! In all of 2012, there were only 864 home sales, so this is an indicator that home sales might surge past 1,000 for 2013 in its entirety. Above you will note that after declining for several years, home prices are now heading back up. After a 1% increase between 2011 and 2012, we have seen a 2% increase thus far in 2013. Buyers will be glad to note that mortgage interest rates have (remarkably) started to head back down again. We may not see any rates below 4%, but it does not appear that we're headed up to 5% yet either. Home Sales Soar (+22%) and Prices Inch Upward (+2%) Though Mostly in Lower Price Ranges |

I have just released my September 2013 monthly market report covering the Harrisonburg and Rockingham County housing market. If you remember nothing else, remember this....
As can be seen above, April through August homes sales this year have been head and shoulders above last year --- contributing to an overall 22% increase in the pace of home sales. Buyer activity is much stronger this year (772 contracts in the past 7 months) as compared to last year (648 contracts in the same 7 months). The recovery in our local housing market is not happening equally across all price ranges. The lowest two price ranges ($0 - $200K, $200K - $300K) are seeing the most sustained recovery. In yet another sign of recovery, the average list to sales price ratio is improving -- sellers (on average) are negotiating less off of their final list price. Strong Home Sales (+21%), Improving Prices (+3%) in Harrisonburg, Rockingham County |

The big picture indicators in our local market are all positive when we look at January through July home sales in Harrisonburg and Rockingham County.... As shown above:
Assuming you are hoping for a strengthening local housing market, these are all great news for our local area. Below you can see the reason why the year-to-date home sales figures are so strong.... As you can see, above, the past four months of home sales (Apr, May, Jun, Jul) have been much stronger than any of the previous three years --- with the one exception of June 2010 when the federal home buyer tax credit expired. What, you might ask, should we expect for the next few months? Based on the trend in signed contracts, shown above, I believe we will continue to see strong home sales over the next several months. It is also important to note that it's not just the short term indicators that are positive in our local housing market.... Each of the data points on the graph shown above takes 12 months of data into account --- thus these trends take a long time to show any substantial change, but they are excellent indicators of the overall shifts in a housing market. Local Home Sales Up 22% Year To Date |

As can be seen below, we finally saw all three overall market trends head in a positive direction --- sales are up, median prices are up, and days on market are down! June marked another exciting month of home sales in Harrisonburg and Rockingham County. As shown below, this is the third month in a row where we have seen a significant increase in home sales over the same month last year. Interest rates are starting to creep up, even if they are still at historically low levels.... The rising interest rates may have cooled buyer activity a bit. I have just released my June 2013 monthly market report covering the Harrisonburg and Rockingham County housing market. Some of the most exciting news in this report is that buyer activity continues to be strong, both in closed sales, and properties going under contract. Below we can see that both April and May were very strong months of closed transactions which have lead to a 26% year-to-date improvement in the pace of sales in this area. In addition to strong sales (closings) over the past two months, we have also seen record numbers of buyers signing contracts in recent months. Last month, 143 buyers signed contracts to buy residential properties in Harrisonburg and Rockingham County --- well more than than any other recent month. So, as home sales have increased, and contracts have increased, what have we seen as far as home values? For almost two years now, median home prices have hovered right around $175K in Harrisonburg and Rockingham County. In further good news, foreclosure have been declining thus far in 2013 as compared to the overall number of home sales. Read more, lots more, in my full monthly market report. Home sales soar in April 2013 to highest level since June 2010 |

I just published my monthly market report on the local housing market and there is plenty of good news in many segments of the market. Cover Home: 3291 Barrington Drive, Harrisonburg, VA After a relatively mild month of home sales in March, there were an astonishing 100 home sales in April 2013 (see below) -- bringing us to the highest level since June 2010 when buyers had their last chance to cash in on the federal home buyer tax credit. Beyond the single month of market exuberance shown above, it is also important to examine long term trends. Below you will note that for the past two years we have seen stable prices and an ever increasing rate of annualized home sales. The future looks positive as well, with another strong month of contracts in April (116) piling on top of March's 114 contracts. It should be noted that the market improvements described above vary based on price range, property type and location. As shown below, the lower price ranges have seen a greater improvement in sales than the higher price ranges. There is plenty more inside the full report, including....

Harrisonburg Home Sales Up 19% YTD, Median Prices Up 6% |

I just published my monthly housing market report for Harrisonburg and Rockingham County (download here) and good news abounds in many/most segments of our local housing market. (Beautiful Cover Property: 1920 Marigold Circle, Harrisonburg, VA) As shown above, there are many positive trends in the local housing market....
Even if March was a bit slower with home sales (+1.5%) the pace of contracts skyrocketed to 114 contracts during March 2013. This marks an astonishing 31% increase over last March, and is the highest pace of monthly contracts since April 2010 which was nearly the last opportunity for a buyer to take advantage of the home buyer tax credit. As shown above, despite this being the spring selling season, inventory levels have dropped again --- with only 599 homes currently listed for sale. This marks a 15% decline in inventory level over the past 12 months. Here are a few other tidbits to entice you to download the full report....
