Another month of 100+ contracts |

June 2015 will be the fourth straight month with 100+ contracts being signed by buyers in Harrisonburg and Rockingham County. In 2014, we saw 100+ contracts every month between April and September. In 2015, the 100+ months started in March. It seems unlikely that we will hit the high of 145 contracts that we saw in June 2014 this month, but we'll double check again in a few more days. | |

Technically, we saw a slight decline (106 to 105) in home sales when comparing May 2015 to May 2014 -- but I'll live with that given the overall positive trends outlined above. How do we know that home values are increasing in our local real estate market? When we see sustained upward movement in long-term trends -- and it seems safe to say that we're seeing that now. After over three years of a sub-$180K median price (when looking at a rolling 12 month period) we saw that ceiling shattered in April 2015 after over six months of steady increases -- and now, this 12-month rolling median sales price has jumped up to $185K! Stay tuned, folks, but it looks like we may be starting to see some increases in sales prices, and thus home values. Now, to provide a balanced look at things, I should point out that despite my exuberance about the above-referenced market trends, the pace of buyer activity (as measured by properties going under contract) was a bit disappointing in May 2015 as compared to May 2014. It was certainly a solid month of contracts being signed (114) but a far cry from the 135 we saw last May. It will be interesting to see what happens in June 2015 as last June there were a whopping 145 contracts signed! As one last indicator of where we are these days -- it is worth noting that inventory levels have remained relatively stable over the past year. There were 679 homes on the market a year ago -- there are 659 on the market today. In theory, we'll see a slight increase in inventory over the next few months as we continued into and through the Summer market. OK, that's it for now. City of Harrisonburg Real Estate Tax Rate To Rise To $0.735 |

Per today's Daily News Record article, the City tax rate will be increasing to 73.5 cents per $100 of assessed value. This is a good bit (but not a whole lot) above the new Rockingham County real estate tax rate of an effective $0.67. | |

As shown above, February, March and April 2015 home sales have all surpassed the same month in 2014. We are likely to see 100+ home sales per month over the next 5 or 6 months as we continue through the Spring and into the Summer selling season. As shown above, more buyers (109) signed contracts in April 2015 than in April 2014 (107). This continues the trend of increased market activity in 2015 and is likely to lead to strong months of sales during May and June. OK, that's it for now. Walmart is NOT coming to Mt Clinton Pike |

click here for a larger image Back in July of 2014, City Council unanimously approved a rezoning request for a grocery store to be built at Mount Clinton Pike and North Main Street. That is no longer in the works. As outlined in this week's Daily News Record Article (Proposed Walmart Fizzles Out) the rezoning request had been for a Walmart Neighborhood Market, but Walmart is no longer purchasing the property and the land is back on the market. | |

Real Estates Taxes Likely to Rise in Both City and County |

Well....after having edged up a bit a month ago, mortgage interest rates have headed back down, AGAIN. If you're buying a home this Spring, it's an exciting time to lock in an interest rate. Imagine -- a 3.66% interest rate, available to you for the next 30 years. We are still in historic times as to the (LOW) cost of money -- which provides LOTS of purchasing power for buyers in today's market. Final 2014 Report Shows 3% More Homes Sold at 2% Higher Prices |

I just published my monthly report on the Harrisonburg and Rockingham County real estate market. Jump to the full online market report, or download the PDF, or read on for highlights.... Here's the big news -- all of the data is in for 2014 and over the past year our market has seen....
As is to be expected, there are significantly fewer homes on the market now as compared to this past summer -- buyers are choosing from 24% fewer homes today as compared to in July. Year-over-year, however, inventory levels are trending up slightly (+1.7%). It is certainly easier to find a townhouse/duplex/condo these days than a single family home. Over the past year, inventory levels of single family homes have dropped 5%, while inventory levels of attached dwellings have increased 23%. Foreclosures are significantly less of a problem in our local market (163 in 2014) as compared to some recent years (a peak of 270 in 2010). Long-term mortgage interest rates continue to stay quite favorable -- currently below 4%, which has certainly contributed to plenty of buyer enthusiasm. Ribbon Cutting at the Harrisonburg Ice House Local commercial real estate agents indicate that the Harrisonburg area market performed well in 2014.... "It was a pretty good year," said David Lee of Lee and Associates. "We had nice, stable, slow, steady growth, which is what you like to see."....and they expect even better results in 2015.... "We are finally at a point where investors and tenants are comfortable taking some calculated risk. ... We haven't had a lot of ground-up development in quite some time," Reamer said, "but we seem to be poised for that in 2015 and I think that will be the dominant storyline of this upcoming year."Read more in this week's article in the Daily News Record.... Wal-mart Stores Inc. will be opening up a "neighborhood market" at Stoneport, which is a standalone grocery store concpet that will also feature a drive-thru pharmacy. The map above (larger version here) shows the location of this new commercial tenant, close to the intersection of Port Republic Road with the new connector road. Read more in yesterday's Daily News Record article, an excerpt of which follows.... While best known for its supercenter stores, which sell groceries along with myriad other items ranging from automotive parts to clothing, Wal-Mart has been expanding the market concept launched in 1998. Henneberg wrote that the stores allow the company to offer fresh groceries, a pharmacy and some household items in a smaller footprint. | |
Local Unemployment Rate Edges Down Below 5% |

The local unemployment rate (Harrisonburg / Rockingham MSA) edged down to 4.8% in October 2014. That shows a slight decline from the several months prior -- as well as an overall improvement from a big picture perspective....
Low unemployment rates keep our local housing market healthy by keeping our foreclosure rate low along with not creating too many desperate sellers who sell at any price and affect pricing trends. Positive Long Term Trends Over The Past Six+ Months |

There is a lot going on in the graph above.... This graph shows a rolling 12 months of the number of home sales in the Harrisonburg and Rockingham County area, as well as the median price of the homes that sold during these time frames. Each data point shows one year's worth of home sales, which eliminates the volatility of evaluating sales figures on a monthly basis. Of note, over the past six to eight months, we've seen two things happen.... 1. Median Prices jumped up from their usual $175K spot (where they've been for a few years) to levels closer to $178K or $179K. This is shown with the green line in the yellow shaded box. 2. The pace of home sales started increasing again, surpassing the 1,000 sales per year mark again, after having seen a decline in early 2014. This is shown with the orange line in the yellow shaded box. Both of these are long term trends that show sustained health and growth in our local real estate market.
