Harrisonburg Startup Weekend, April 5-7, 2013 |
|
 Exciting news --- tell all your entrepreneurial friends (software developers, designers, business-minded people) --- there is a Startup Weekend event happening in Harrisonburg this Spring! From the Startup Weekend Harrisonburg web site.... Ever wondered what it takes to be an entrepreneur?Startup Weekend Harrisonburg will begin on Friday (April 5) at 5pm and end on Sunday evening around 9p. Here is an overview of how these events work.... Friday: Participants arrive between 5-7 PM, begin networking, and eat dinner. After an ice-breaking game and a short introduction by the Facilitator, there will typically be 1 short speech on practical topics ranging from Pitching Best Practices to Lean Startup Methodology and more. Then the "Pitchfire" will commence: anyone intending to pitch will have 60 seconds to give their best pitch. No presentations or props needed for Friday. It will just be you and a mic. After pitches are finished, all attendees will vote on their favorites, and using these votes the top ideas will be selected to be worked on over the weekend. Google Street View GREATLY expanded in Harrisonburg |

Almost four years ago, I mentioned that you could drive virtually through most of Harrisonburg using Google Street View, with the big disclaimer that the data was relatively limited. No longer.  The blue lines above show all of the streets where the Google Street View car has driven to capture imagery. And the imagery is a LOT clearer! This is East Market Street in 2009....  And this is the same general area in 2013....  This is certainly a wonderful way to explore the streets and neighborhoods of Harrisonburg! To access Google Street View, just click on the imagery to the left of a Google Map (circled in red below) or drag the yellow Google Street View man onto the map (circled in red below).  | |

Zillow, Trulia are not as accurate as a local broker or agent web site |
|
The WAV Group published a rather interesting study yesterday, analyzing the data on Zillow, Trulia, and broker web sites in 11 major markets including the Washington Metro area. Several key findings are represented below....  As shown above, Trulia and Zillow were likely to show a significantly incomplete set of listings --- mainly because they do not have a direct feed from the MLS, and thus they piece together their listing data from multiple sources.  As shown above, it takes Zillow and Trulia much longer to show new listings than a local broker or agent web site.  Finally, over a third of the listings on Trulia or Zillow will appear to be active, when they are really under contract. Read the full study here for further details, and remember that when you are using Zillow or Trulia for your home search, you are dealing with a partial data set, that is always running about a week behind, and that 1 out of 3 of the houses that you'll be viewing is really already under contract.  If you do some digging on Zillow.com, you will see they rate their confidence in their estimate by each geographic area. A rating of five means they are most confident in the value. A rating of one means they are either using the tax assessed value or "unable to compute Zestimate accuracy".  As you'll note above, Harrisonburg scores a ONE by their own admission. This means that their value estimates are information is totally unreliable. You can read more about this on Zillow's website. So before you put too much stock in what Zillow might tell you about your home's value --- remember that they themselves would tell you that their value estimates in Harrisonburg and Rockingham County are not at all accurate. | |
