24 Townhouses (maybe, eventually?) coming to Vine Street |

Townhouses may be built on Vine Street (across from Longview Oaks and Beacon Hill) at some point in the future. This land was rezoned from agricultural to residential in 2010, and is owned by Virginia State Free Will Baptist Church. More New Homes Selling, at Higher Prices |

As shown above, more new homes (54) sold in 2015 than in any year during the past five years. In fact, the 54 new home sales shown in the MLS in 2015 marked a 42% improvement over 2014. Furthermore, the median sales price has increased to $140/SF -- the highest level seen anytime in the previous six years! Of note -- the home sales shown above are only the new homes sold via the MLS. Plenty of other new homes have been built in recent years and sold directly by the builder (without ever being in the MLS) or were built via a contract build between land owner and home builder. These townhouses are selling fast, and there is only one remaining townhouse available that could be completed this year. What is a modular home? |

photo source According to Wikipedia, a stick-built structure is "one constructed entirely or largely on-site," as opposed to a modular home that is "divided into multiple modules or sections which are manufactured in a remote facility and then delivered to their intended site of use." My experience in chatting with buyers over the past 12 years has been that there are mixed opinions on modular homes. For example, some would suggest that . . .
Overall, my experience indicates that modular homes sell at slightly lower prices as compared to stick built homes -- and some of that is solely as a result of some buyers being hesitant to purchase a modular home. Google indicates that several companies offer newly built modular homes in Harrisonburg. | |

General market recovery (in both pace and price of sales) may finally be resulting in a return of new construction single family home sales. As shown above, we may see a big jump in the number of new construction home sales in 2015 -- perhaps beating out the past five years! | |
Will a robot build your next house, in two days? |

Probably not. But there is a robot in development, named Hadrian, that can lay 1,000 bricks per hour -- 20 times faster than a human bricklayer. It will be fascinating to see if/when we start to see more automation in the home building process. Read more.... When will we see more NEW single family homes being built? |

As shown above, there have not been very many new single family home sales in the MLS over the past few years. That said, there have certainly been new single family homes built that are not reflected in these numbers -- for example, custom homes built by builders on customers' building lots. Why aren't more new single family spec homes being built? And when will we see them being built again? The Why -- as I was commenting to a builder yesterday, the continued availability of reasonably priced re-sale homes is making it tough for buyers to decide to build a custom home. The When -- we need to see appreciation of home values, bringing up the prices of these re-sale homes, in order for new homes to be able to be priced competitively enough to more frequently be the chosen option for buyers. | |

Fewer new homes selling but at higher prices (per SF) |

Significantly fewer new single family homes are selling these days -- but the price per square foot of these sold homes is starting to edge upwards. The median price per square foot is now above $130 again in 2014, even though the number of new homes sold in 2014 is likely to be a good bit lower than in 2013. Recently built, one level homes in Harrisonburg under $200K |

Guess what, they largely don't exist....with one exception. If you were a home buyer looking for a home under $200K with everything on one level.....and you wanted something built in the past 20 years so you wouldn't have too much maintenance, you wouldn't find many options. Nearly all of the properties built in the past 20 years for less than $200K (with 2+ beds and 2+ baths) are two-story townhouses. The one exception.... Founders Way Condominiums. These brand new 2 bedroom, 2 bathroom condos offer an open floor plan with upgrades including hardwood laminate flooring, granite countertops and more. Check out some photos here and here. Townhouses at Preston Lake |

click the image for a larger version Kensington Model (22' wide): floor plans -- starting at $289,990 Manchester Model (24' wide): floor plans -- starting at $294,990 Townhouses are under construction at Preston Lake, anticipated to start in the $280K price range. I took a quick ride through Preston Lake yesterday to see how things are looking.... The townhouses have been delivered! Well, at least the walls have. The townhouses will apparently be built with pre-framed walls. If you haven't already seen it, this is Preston Lake's model home. The upgraded entrances to Preston Lake are certainly looking good. There is even a new wall along Massanetta Springs Road that provides a bit more definition to the community. Finally, construction is almost complete on the bridge across the end of the expanded lake.
